Calgary recorded 1,660 residential sales in August 2026, down from 1,902 in July 2026. Inventory eased to 6,509 properties, and the change in sales pushed months of supply up to 3.92. Overall conditions remain balanced, while apartment homes continue to carry the greatest supply pressure at 5.68 months.

  • Overall Calgary conditions are balanced

    Calgary had 3.92 months of residential supply in August, with 6,509 active listings against 1,660 sales. Supply remains considerably different between property types.

  • Apartment homes face the greatest supply pressure

    Apartment homes had 5.68 months of supply, a 47.64% sales-to-new-listings ratio and a benchmark price of $295,400.

  • Lower-density homes remain more balanced

    Semi-Detached homes had 3.30 months of supply and detached homes 3.39 — both considerably lower than apartment condominiums at 5.68 months.

  • The upper end is behaving differently

    Sales at $1,000,000 and above totalled 182 in August 2026 against 160 a year earlier (+13.75%), while total Calgary sales changed −16.41% over the same period. The two ends of the market are moving in different directions; this is one month of data, not a trend.

What this means for Calgary homebuyers

Calgary buyers generally have more selection and more negotiating flexibility than during the most competitive market periods. The greatest choice is currently in apartment condominiums and row properties, where supply has built up fastest.

Conditions still vary by community, district, price range and property condition. Well-priced detached homes in tighter districts can continue to attract strong interest even while the citywide figure looks balanced.

What this means for Calgary homeowners

Pricing against current comparable sales is increasingly important. Listings positioned above competing properties tend to sit longer, particularly in the higher-supply segments.

Apartment and row-home sellers in particular should review active competition, recent price reductions and days on market in their own district before setting a price — the citywide number will understate the competition they actually face.

Calgary's numbers this month reinforce why a citywide average needs context. Overall conditions remain balanced, but there is a real difference between roughly three and a third months of supply for detached and semi-detached homes and well over five months for apartment condominiums.

Location matters just as much. Detached conditions are considerably tighter in several western and southern districts than in parts of North and North East Calgary, and the district tables below show that spread directly.

For buyers, more selection creates room to compare properties and negotiate where supply is elevated. For sellers, pricing correctly against the active competition matters more each month, particularly in the higher-density segments.

Definitions and methodology

Benchmark price

A modelled estimate of what a typical home with consistent characteristics would sell for in a given area. Because the modelled home does not change from month to month, the benchmark is the most reliable measure for comparing one period to another.

Average price

Total sales volume divided by the number of sales. It is easily influenced by the mix of properties sold and by a small number of high-value transactions, so it can move even when individual home values do not.

Median price

The midpoint of all sales in the period. Half of the properties sold above this figure and half below. It is less sensitive to luxury sales than the average.

Inventory

The number of properties actively listed for sale at the end of the reporting period.

New listings

The number of properties that came to market during the reporting period.

Months of supply

Inventory divided by the number of sales in the month. It estimates how long the current inventory would take to sell at the current pace of sales.

Sales-to-new-listings ratio

Sales in the period divided by new listings in the period, expressed as a percentage. A higher ratio indicates demand absorbing a larger share of incoming supply.

Sales-to-list-price ratio

The sale price divided by the list price, expressed as a percentage. A figure below 100% indicates properties generally sold for less than their asking price.

Days on market

The average number of days properties spent listed before selling.

Seller's market

Conditions where supply is limited relative to demand, generally under three months of supply. Sellers typically have more pricing leverage.

Balanced market

Conditions where supply and demand are roughly matched, generally around three to five months of supply. Neither party holds a structural advantage.

Buyer's market

Conditions where supply exceeds demand, generally above five months of supply. Buyers typically have more selection and more negotiating room.

Methodology

All figures come from CREB® monthly statistics packages. This dashboard holds 20 complete reporting months, January 2025 through August 2026. Monthly history is transcribed from the monthly tables printed in the CREB® monthly packages (previous full calendar year plus current year to date), for the city and for each property type. Months of supply is inventory ÷ sales and sales-to-new-listings is sales ÷ new listings. Both are definitional and reproduce CREB®'s own printed values exactly. Sales-to-list-price ratio is published only for the report month and the same month a year earlier, never as a monthly series. Price-range breakdowns and district statistics are published only for the report month and the same month a year earlier. None of these is estimated for other months. Statistics cover resale activity reported to CREB® for the City of Calgary and exclude new-construction sales not listed on the MLS® System.
